Brook Haven Estates FAQ's
What are your application requirements?
We require a household income of at least 3x of the monthly rent. We also conduct credit, criminal, and rental background checks.
What fees/deposits are due upon applying? Moving in?
Brook Haven Estates does not have an application fee but we do require 10% of the security deposit when you submit the application.
The remainder of the security deposit, which is equal to one month's rent, along with a $25 key fee and the first month's rent is due before moving in should the application be approved.
How much is the security deposit?
Our security deposit is equal to one month's rent.
What leasing options are available?
Brook Haven Estates offers 12-month leases.
Is renter's insurance required?
Yes. We require our residents to have liability insurance with coverage of at least $300,000. It is the responsibility of the resident to obtain and pay for the renter's insurance.
Are utilities included?
Our Brook Haven Estates residents are responsible for all of their utilities.
What are the occupancy limits?
Brook Haven Estates occupancy standards are set by the local Board of Health and are as follows: Studio - 2 people, One Bedroom - 2 people, Two Bedroom - 5 people.
When is rent due?
Rent is always due on the first day of the month.
How can I pay my rent?
Brook Haven Estates only accepts online payments through your resident portal account.
Your options of payment are ACH, Visa, Mastercard, Discover, and Moneygram. Some of these options have added fees.
Is there a late fee for overdue payments?
Yes. There is a $75 late fee after 30 days.
How often is there a rent increase?
Rent increases are implemented upon renewal of the lease. You will not be subject to a rent increase in the middle of your lease.
What are the hours of the leasing office?
Our leasing office is open Monday-Thursday 9:00am -5:30pm, and Friday 9:00am - 5:00pm.
What are the pool hours and seasonal availability?
Our pool is open Memorial Day to Labor Day. Hours vary depending on staffing.
Do the apartment homes have microwaves?
We do not provide microwaves in the apartment homes.
Are your stoves gas or electric?
All of the appliances at Brook Haven Estates are electric.
Are there laundry facilities in the community?
Every building in the Brook Haven Estates community has a laundry facility.
What property amenities are included?
Brook Haven Estate residents enjoy a sauna, fitness room, indoor pool, playground, basketball court, tennis court, fishing pond, and access to walking trails.
Is there public transportation nearby?
Brook Haven is near several bus stops and is less than a mile away from the commuter rail station.
What schools serve the Brook Haven Estates community?
Our local schools are: Thacher Elementary, Wamsutta Middle School, and Attleboro High School.
Is Brook Haven Estates near any major transportation routes?
Yes. Brook Haven Estates has easy access to Route 95 and Route 495.
